A Letting Service
- Where a Letting Service only is selected the letting fee is one months rent inclusive of V.A.T., deducted from the first months rent.
- Management of the property will be conducted by the Landlord for the duration of the lease.
- This service would also incur expenses for the following where required:-

Advertising (internet, office and boards included in Letting Service)
Compilation of Inventory
All Inclusive Letting & Management Service
- Where a full Letting & Management Service is selected, the letting fee is reduced to 3 weeks rent inclusive of V.A.T., deducted from the first months rent plus the following where required:
Execution of Lease Agreement
Advertising (where necessary)
Compilation of Inventory
Management fee (deducted monthly)
PRTB1 Registration Fee (€70 paid to PRTB)
Renewal Service
- Lease renewal document
- To include rent renegotiation with Tenants
Valuation Service
- Written report of valuation of a property for rental purposes
Letting Service Includes:
1. Appraisal
Prior to advertising, a full appraisal will be undertaken by a qualified member of staff and includes the compilation of a property description. Photographs and a 360 virtual tour will be prepared for our website. An achievable current market rent will be agreed and contract signed by Landlord.
2. Appointments
Appointments will be made to view properties at a time convenient to the prospective tenant, this includes morning and evening viewings. An experienced member of our staff will escort prospective tenants through the property. Appointments can also be arranged for Saturdays or Sundays between 10.00 a.m. and 2.00 p.m.
3. References
As standard procedure, the following references will be obtained in writing and verified by phone by Mullen’s Laurel Park Property Agents:-
i. Current Employer Reference
ii. Previous Landlord Reference
iii. Bank Reference
iv. Photographic Identification – Passport or Driving Licence
4. Lease Agreements
A Lease Agreement will be drawn up and will include special conditions which, due to experience, we have found necessary to incorporate into our leases. This agreement, in duplicate, will be signed by the tenants and both copies returned to the Landlord for his /her signature together with a rent book.
5. Utilities and Registrations
Transfer of gas, electricity, telephone, cable TV and refuse accounts will be undertaken by Mullen’s Laurel Park Property on the date of commencement of lease.
A PRTB1 form will be completed by the Tenants and Agents and forwarded to the Landlords for submission to the Private Residential Tenancies Board, late submissions will incur a higher registration fee with the PRTB.
6. Rent and Security Deposit
One months rent and one months security deposit, less our fees and outlays will be furnished to the Landlord within 5 working days following occupation by the new tenants.
A standing order will be put in place for the remainder of the term.
All Inclusive Letting & Management Service includes:

4. Lease Agreements
A Lease Agreement will be drawn up and will include special conditions which, due to experience, we have found necessary to incorporate into our leases. This agreement, in duplicate, will be signed by the tenants and both copies forwarded to the Landlord for his /her signature and returned to the office where we will forward one copy to the tenants for their records and retain the other copy on the property file. A photocopy can be issued to the Landlord is required. The Tenant is not issued with the Landlord contact details and all correspondence to do with the letting comes through the Mullen’s Laurel Park Property office.
5. Inventory
In the case of a furnished property a detailed inventory will be included in the Lease Agreement. There is no fee if the inventory is supplied by the Landlord directly to the office. This will be signed by the tenants on date of commencement of lease and fully checked on date of vacate.
6. Utilities and Registrations
Transfer of gas, electricity, telephone, cable TV and refuse accounts will be undertaken by Mullen’s Laurel Park Property on the date of commencement of lease.
A PRTB1 form will be completed by the Tenants, Agents and signed on the Landlord’s behalf then submitted to the Private Residential Tenancies Board for registration. The registration fee of €70 will be paid on behalf of the Landlord to the PRTB. It is necessary to obtain the Landlord(s) PPS number for the registration process.
7. Security Deposit
A security deposit, equal to one months rent, will be secured on or before date of occupation by the new tenant. In the case of a managed property, the security deposit will be retained by Mullen’s Laurel Park Property for the duration of the tenancy. This deposit will be refunded to the tenants within seven days of date of vacate PROVIDED there are no damages to the property and it is left in a clean and satisfactory condition and acceptable to the standards required by us on final inspection.
8. Rent
Rent will be payable one month in advance, the first instalment paid on date of commencement of lease term. A standing order will be put in place for the remainder of the term. Our accounts department will keep a close eye on rent due dates and will not tolerate late rent payments from tenants.
9. Collection of Rent
Mullen’s Laurel Park Property will follow-up any overdue or unpaid rents promptly and efficiently and use all reasonable endeavours to recover any monies outstanding. (The issuing of solicitors letters for this purpose would incur extra costs).
10. Repairs
24 hours 7 days a week Mullen’s Laurel Park Property are on hand to deal with any day-to-day repairs and maintenance of appliances by contracting in skilled and qualified workers to carry out repairs. In the case of an emergency, action will to be taken to resolve any issue that may arise with the property. Tenants will be given a number which is available 24 hours to contact us if necessary.
11. Notice
A Notice to Quit will be served immediately on any tenant who fails to comply with all or any of the conditions as laid down in the Lease Agreement.
12. Inspections
A thorough inspection will be carried out one month following commencement of lease and every three months thereafter (or more often where deemed necessary) and any problems encountered dealt with promptly and efficiently. Full reports will be furnished to the Landlords by either post or email.
13. Payment of Service Charges
Mullen’s Laurel Park Property can arrange for service charges to be deducted from rent and paid to the appropriate Management Company.
14. Insurance
Mullen’s Laurel Park Property can arrange for Insurance premiums due in relation to the property to be deducted from rent.
15. Statements
A monthly statement of account will issue to the Landlord showing income and expenditure per month and incorporate a condition report and explanation of any deductions necessary. These can be furnished by post or email.
